First Home Buyers — Schemes, Grants & Stamp Duty in One Place
Every piece of help, in one place, in plain English
The government's 5% Deposit Scheme plus your state's grant and stamp-duty relief can knock tens of thousands off getting started — but the rules are scattered across ten official pages. Here's the map first, the confirmation second.
The help that actually exists
Government help for first-home buyers comes in three buckets. Each has rules and caps; the interactive checker below shows which buckets could apply to you in this concept preview.
National 5% Deposit Scheme
Buy with as little as a 5% deposit without paying Lenders Mortgage Insurance — the Government guarantees up to 15% of the loan. Since 1 October 2025 there are no income caps and unlimited places; property price caps apply by state and are indexed.
State first-home owner grants
Grants of $10,000–$15,000 depending on the state/territory — typically for new builds (rules differ everywhere; the checker keeps them straight).
Stamp-duty relief
NSW: full exemption to $800k (concessions to $1m). Victoria, Queensland, WA, SA, TAS, ACT and NT each have their own thresholds and rules — this is where first-buyers overpay by doing it alone.

Scheme rules (price caps, residency, property types) are precise and change with budgets. The tool gives the honest map; the full check confirms the details before you act on them.
